We like to work closely with owners of properties – either for the outright purchase of their property, or for joint venture property development opportunities.
We can buy a site subject to planning permission; the greater the planning permission achieved on the site, the more money we can offer the client (this is generally more than the current market value of their property).
Alternatively, we offer a joint venture where the client provides the site to the joint venture and FMC Ltd provides the build costs and expertise for the conversion of that property to flats or apartments.
Sale proceeds are then split according to the money invested by both parties. This approach reduces the risk of the project to FMC Ltd and as a result we can generally offer the property owner more money for their site.
Naturally, this is dependent to the degree of planning permission that can be obtained.
